Urban Farmhouse

This home is more special than all of our other jobs we have staged because it was designed and created by Tara Nelson, my sister and staging partner at Open House.  Tara has Seattle dotted with homes that she has restored and each time they get better than the last. This one takes the cake. Sweet design treats in each room. (Note the ceiling in the office.)

This home perfectly captures that Urban Farmhouse vibe that home buyers are loving right now. The listing is by Cathy Millan for Windermere Real Estate, the photography is by Nolan Green for Clarity NW and the staging is brought to you by the Stager Girls at Open House LLC.

Capitol Hill Staging

Part of our master plan is to make these condos dreamy, sexy and photo worthy. We love popping a bar cart where ever we can, adding over sized art if we want to and creating a work space that sings.

Our Team Diva client gives us free reign and that = creativity.

Another fabulous listing by Team Diva Real Estate, photos by John Wilbanks and staging by us at Open House Staging.

Log Cabin Chic

I tapped into our staging team for shopping tips. It's fun to see what everyone is into. Right now on Kristen's mind is a 2nd home. Of course we have all weighed in on how it should be decorated because that's just what we do. Loving her inspiration photos and her vision.

Capitol Hill Fabulous

I want these photos on my blog forever. This is a lovingly restored old home in one of Seattle's coveted neighborhoods. The home owner wanted to take it with her to her new city and I get it. I would as well. The sun porches are to die for, the views are spectacular and the finishes are enviable.

The listing is by Cathy Millan for Windermere Real Estate and that fabulous staging that you see is all us!

Housewarming

Client "Thank yous" say something about how you run your business and what each client means to you. Our first choice for a thank you is a hand written note. We think that is priceless. But you can always sweeten the pot with some of these gift ideas.

City Garden

I am pulling you out of the warehouse and away from our staged homes to take a walk through my garden.  Bring your cup of Jo and follow me...it is so small-it will only takes a minute!

Ever wonder why the fragrance of some flowers seems stronger at night? ** My lilies are now just opening and are incredibly fragrant. We like to bundle up late in the evening to take in the intoxicating scent. This small garden is full of surprises that add to its wonder. The containers of succulents were inspired by the Farm and Frills Junker Market where we found unusual vessels to plant in.  My pear tree yield's only 2-3 pears. I watch their progress daily as if they were my children. I can tell you which plants were shared with me from my Mother's garden, which plants came from friends and which were acquired at the coveted annual NW Flower and Garden Show. I constantly analyze the progress of this small space making mental notes of things I want to change, divide, dig out and remove forever. That's what gardening is all about.

TIPS:

*When cutting lilies in your garden choose those with buds that are about to open.

*The orange pollen of lilies stain so snip off the stamens in the flower center. (I do this on those I cut to bring inside and any that are near a path or walkway).

FUN FACT

** The fragrance of flowers is enhanced at night in order to attract nocturnal pollinators such as moths and bats. Sometimes when watering in the morning, a flurry of moths will spring from the flowers.

Okay, now get back to work and thank you for taking a moment to visit!

Day in the Life of a Stager Girl

We are incredibly lucky to be able to travel around our city and work in these beautiful homes. We start each day at our warehouse describing the home and possible potential buyers and the design evolves through our collaboration.

Sister Tara often shops Seattle and online for our staging pieces. We thought we would connect you to some affordable pieces that are similar. Happy Shopping!

Just Like the Model-Los Angeles

Our favorite stop: A warehouse full of furniture, art, accessories that were used in model homes.
We purchased this super hip leather sofa and love seat for our Seattle condos.
All 3 of us wanted to put these chairs in our own homes but the company won out and they now reside in our warehouse.

These chairs are already working away in a lovely Bellevue condo.
We had our work cutout for us. Had to comb through this warehouse several times over to pick the best of the best for our clients.
This also ended up at our recent Bellevue staging.
Most of the artwork is chosen by Sister Ex and we had plenty to choose from.
The best part was seeing Sister Ex and Jo pull up with a Uhaul trailer. Sister Ex is always up for trying something crazy and new-especially when it involves a good laugh. And laugh we did!

Here are some of our purchases.

All in all our LA trip was more for adventure and inspiration. Not for cock-tailing, dining, sunshine, getting away or any of that shallow stuff. We had our clients in mind and want to make 2016 our best staging year ever!
