Ballard Neighborhood

Of course this went pending quickly…it is adorable. A sweet Ballard home that got even better after we staged it. It shows you just how cute a place can look despite a few dated aspects of the home.

Capitol Hill Coolness

This was another creative, colorful and ever-so-fun staging project. And…since it is our friends at Team Diva Real Estate we always like to get a fab bar cart in the mix. (Thanks Jen-you get better at your bar carts every day).

Thank you Team Diva for hiring us and for this hip-ola listing! Photography is by the talented John Wilbanks and the bad ass staging was done by the girls of Open House.

Capitol Hill Staging

Our team is staging homes all over this big city. Just back from market in Vegas and we have amped up our furniture. Fresh, light and bright sofa’s and chairs. Killer bar carts, dressers and throw pillows. Yay!

Just another day of staging a beautiful Seattle home.

Reminding you to stop by our shop for many of the pieces seen in our photos.

Staging Downtown Bellevue

This was a fun job to preview and stage because of the shopping at street level. We took full advantage of the amenities Main Street had to offer.

Thank you to Sister Extraordinaire for purchasing the lovely furniture at market. Your stager girls are very happy. Listing by Kim Wesselman for Windermere Real Estate and the staging has been brought to you by Open House Staging.

Waterfront Staging

We love staging jobs that bring us to the water. Doors open, boats passing by, train moving through, and seagulls galore. Now if we could just take a moment to stop what we are doing and appreciate it all. Sometimes a deadline keeps our heads down and the machine buzzing away.

We have a new rule (which is all too often broken) that we need to sit down for 10 minutes and relax. We know it helps but we continue to let the day slip by without a break.

Capitol Hill Cool Condo

I don’t even know what to say about this crazy cool nest. It is in the heart of the hippest part of Capitol Hill for sure. There are no bedrooms, just 3 niches for mattresses and maybe a touch of furniture. It’s spacious and interesting. Moving our furniture in and out was pretty funny. One of us would climb halfway up a ladder and someone would be at the top and someone would be at the bottom. We would hand pieces of furniture, art & accessories in a chain. It is top of our list of unusual staging jobs.

Stunning Washington Park

Who doesn’t like the beautiful Washington Park neighborhood with it’s dreamy city homes and spacious gardens? Always happy to stage here.

Our staging in the living room was driven by what we thought was Batchelder tile surround. We come across this design all over Seattle. Some tile surrounds painted over, but most have been left in the original state. This particular fireplace surround is beautiful.

Staging Extravaganza

What a thrill to stage an incredible estate.

From Wikipedia:

Dunn Gardens in Seattle, Washington, is a privately owned 7.5-acre (3.0 ha) property composed of the remaining acreage of the estate of Arthur G. Dunn Sr., who made his fortune in the fish cannery business. Dunn bought the property in 1914 as a summer get-a-way for his family, and contracted the landscaping to the Olmsted Brothers. Upon his death, the property was inherited by his children. His son Edward B. Dunn provided for the care of his share of the estate in his will. A trust was created two years after his death to oversee the entire property. Dunn Gardens were listed on the National Register of Historic Places on December 15, 1994, and are open for special public events and docent-led guided tours April through July, and from September through October.

I will admit, the home does feel like a get-away or a 2nd home. It is not formal and feels cabin-y in many parts of it. Other parts it’s crazy sexy so who knows how they lived in it.

And then there is the cottage:

Definitely a 2 truck day. What a major project. It was chaotic moving in but when the trucks drove away it was calm beautiful and quiet.

Redfin asked and we answered!

Redfin tracked us Stager Girls down for one piece of advice to sellers. Trust me, we had more to say than just this but we picked an important one. Here is what we said:

Think light and bright

“Buyers are looking for light and bright. Remove heavy window coverings and bring in fresh neutral paint colors.”

Day in the Life of our Furniture

Could not wait for professional photos because I am so excited to share this hipster home. Light, bright, airy and a whole lotta fun to stage.

We have had the molded chairs in the warehouse just waiting to be put to work. I struggled with the head chairs until I saw an Instagram post showing wicker chairs at the head of the table. Luckily our Donghia chairs were raising their hand for the job. It’s a first for them in this setting but they assured me they were up for the task. WE. LOVE. THE. LOOK.!

Note the bar set up in the back ground. We have our go-to pro that is always up for the task of creating a bar. Thank you Jen! (I will do a post specifically on her bar set up…stay tuned). Sometimes she brews coffee or tea (if there is no soy sauce) to create the colors in the bottles.

The leather Atrium Chair has also been hiding in the warehouse. We loaded it for a bedroom but found that it was more impact full in the living area. The live edge coffee table calms down AND warms up the modern vibe. (That’s a heavy responsibility for a coffee table). Every piece has its role. We only had 1 art wall so we made the most of it by going large. Originally we had a console but in the words of Alexandria Ocasio-Cortez it was just “Meh". The art was thrilled to hog the wall and take the job away from our console.

IMG_5191.jpg

An amateur photo shot of the first impression but I think it makes you look up and say “wow”. It’s job is to set the tone of the home. It’s says “expect this home to be modern, sexy and ever-so-hip”.

IMG_5193.jpg

The gold and black side tables have often been used as night stands. They turn the design conversation to metals. We paired it with gold lamps and finished with a metallic gold circle mirror. Everyone is happy…

The final image is the 2nd bedroom. So much going on with so little color. It’s all about tones and textures.

We will be featuring this house again with better photos but just had to share because I am inspired. The listing will be out soon- it is by Team Diva Real Estate. Staging is by us at Open House Staging.
